Description

Malton Lakes is part of a plot of 10.76 acres and is nestled at the rear of a working farm, the main lake is approximately 3.5 acres averaging approximately 5 - 6ft deep with two islands one having wiring installed with sockets for 2 aerators. There are two further lakes which combined are approximately 3 acres with a depth of 5 - 6ft, these are both drained down and would benefit from some TLC before re-filling which can be carried out easily from the canal which divides them from the main lake. There is planning permission in place to open one of the stock ponds for commercial fishing and could easily accommodate four anglers. All of the lakes are fully fenced against otters and have gated access.

The stock of the main lake when we purchased it just over two years ago was approximately 150 -200 carp (mirror, common and grass) all over 10lb up to over 30lb with a further approximately 50 - 60 catfish to over 60lb. There are also tench up to 8lb.
The current lake fish records are: Carp 34lb 2oz & Catfish 60lb 8oz

The remainder of the plot is taken up by a pasture, mature woodland and a car park that could accommodate approximately 20 vehicles.

There is planning permission in place for a three bedroom owners / managers dwelling on the pasture with all the suitable drainage. Planning was granted on 27th April 2022 under reference 22/00078/FUL

Services
Mains electricity & Water is not connected, but both available close by in the neighbouring farm.

The access to the fishery is via the main farm entrance and then via a track which the purchaser would retain the right of passage over.

Included in the auction sale are two static caravans that could be used for storage, a 20ft shipping container divided in two and insulated, two aerators, a rowing boat, a number of insulated panels.

There are numerous opportunities for development which could be in the form of commercial fishing, fish farming or a holiday lodge / glamping site or a mixture of these with the suitable planning permission.
The site is already registered with the Environment Agency with a view to it being used as a fishery, fish farm and aquaponics site.
There are a wide variety of wild life that visit the site from Kingfishers and Herons to Deer and Voles.

There is a Facebook group with over 6000 members, this is currently archived but this would be included in the sale with the new owners taking over as administrators.
